Our Property

The house at Coastal Gem of Rhode Island is uniquely designed to offer the ultimate rest and relaxation. Three independent decks overlook the grounds with beautiful perennial and rose gardens, and herb gardens – there for you to enjoy and add to any of your recipes. There is a 20 x 40 salt water pool for everyone to enjoy and unwind! The pool area comes with all the amenities needed to dine poolside or simply float in the pool.

Sleeping:

Master suite with a king size bed and plenty of storage. A private balcony for sunsets and star gazing! Private bath with a separate jacuzzi for enjoyment. Two more bedrooms with queen size beds and plenty of storage. One room overlooks the pool area and the other has a slider to the deck that overlooks the gardens with entry to the pool. Each bedroom has their own dedicated bathroom. One room has a crib with sheets if needed. There is also a queen size pull-out with mattress topper in the family room with French doors for privacy.

Kitchens:

There are two kitchens. The main kitchen has cathedral ceilings and sits on the second floor with an open floor plan to dining, living room (with fireplace) and sitting area. The kitchen is equipped with all new stainless steel, stove, refrigerator, garbage compactor, and dishwasher. Granite counter tops and every possible kitchen gadget you would need to assist you in cooking. There are two sliders that open out the second floor deck that overlook the gardens and pool. There you will find plenty of seating and a Weber grill. There is a second kitchen on the main floor that has a door that opens to the first deck overlooking the herb and perennial gardens. The kitchen has a refrigerator, sink, microwave, and stove. This is the perfect kitchen for meal prep to grill poolside.

Living Areas:

The first floor has an office and two bedrooms with queen beds, one full bath, kitchen and laundry area. You may access this by the front door/driveway and first deck and pool area.

The second floor living area is accessed from the front door and driveway area. Once in the foyer you go to the second floor where there is an open floor plan to the family room, living room, dining, kitchen and full bathroom. There is another stair case that takes you to the Master bedroom.

Pool area:

The pool area is fully enclosed and open to the gardens and pool shed. There is a Weber grill, a Traeger smoker, refrigerator. There is plenty of space to entertain and cook.

  • The entire property is fenced and there is a storage shed if you need to lock or store bikes and/or beach equipment

Terms

The house sleeps 8. It is available for weekly rental from June to September. 

Rental Rate:

June: $7,500/week
July – Sept: $9,500/week

Minimum stay: One week, Saturday to Saturday

Check-in: 3pm
Check-out: 10am

Rental Policy:

Taxes & Fees: Cleaning is $365.00 additional charge. Rhode Island State sales & room tax of 8% of total is collected and paid by property owner for stays of less than 31 days. Damage protection: Renters can choose to purchase a non-refundable damage protection policy directly from CSA, or can pay a refundable damage deposit of $2,000.00 along with the second payment. The deposit is refunded within 7 days of departure, provided there is no damage to the property or furnishings.

Payment Terms: Payments are split into two payments of 50% each. First payment is due at time of booking to secure the reservation. Second payment is due 60 days prior to check-in, along with refundable damage deposit, if applicable.

Cancellation Policy: Cancellations received at least 60 days before check-in will be refunded at 100%. Cancellations received between 31 and 60 days before check-in will be refunded at 50%. Cancellations received 30 days or less prior to check-in will receive no refund. A refund of the security deposit, state sales tax, and cleaning fee will be the only amount refunded. There will be no refund for late arrival or early departure. 

ALL CANCELLATIONS must be made in writing to the property owner. Once received the property owner will acknowledge receipt.

Trip cancellation insurance is recommended to protect guests in the event of illness, accident, natural disasters, flight cancellations, unforeseen family emergencies, loss of personal belongings and lost luggage. Damage insurance does not cover trip cancellation or interruption.

Prohibited: No pets of any kind on the premises or inside the house. No smoking inside or out. No fire pits and no fireworks. No parties without prior permission.

Pool area: No glass of any kind, no sharp objects or stones in the pool or pool area, no diving in any area of the pool. Children must be always be attended by an adult that can swim. Any flotation devices that are needed for children are the responsibility of the tenant. The floats that are provided are not to be used by anyone that cannot swim. Occupancy is limited to 8 people, except with prior written permission.
